REO Advertising & MLS Rules
MLS Rule 12.8 prohibits advertising any listing, including REO properties, without permission from the broker who owns the listing. If you are advertising "REO" properties on your website, storefront office window, kiosk, or any internet site, they must be limited to listings owned by your brokerage unless you have express permission to advertise other listings from the other brokers. This is a citable MLS infraction with penalties of an automatic $200 fine for the first-offense, $400 for the second and $800 plus required attendance in a MLS Orientation class for the third offense.
If a client is interested in REO listings in a particular area, you can provide the information directly to them for the purposes of showing and selling those properties without violating MLS Rule 12.8.
