In a continual effort to enhance the utility of The Bay East Housing Report we have redesigned the appearance and expanded the information provided.

- Active/Sold/Pending graph - this gives the agent a visual representation as to what is going on in the market place i.e. are we in a surplus or low inventory market and is activity trending up or down.
- Avg. Dom / Sale List Price % graph – helps the agent set expectation as to time on market as it relates to price and assists buy side agents in demonstrating the buyer’s influence over price.
- Days on Market by Year – remained unchanged save the color scheme.
- Data collected – we now show a 12 month rolling representation of data this will allow agents to more effectively talk through the market-cycle with their clients.
- New statistic - $ Sqft Sold – will assist agents in pricing strategies and identify appropriate listing price and offer price.
- New statistic – MSI and Absorption Rate – the Absorption rate formula has been updated to use the same methodology as NAR and we have added Months Supply of Inventory or MSI both of these formulas serve as a barometer of the market.
- Adjustment – Pending Data – Previously our reports would reflect the count of homes which were pending as of the last day of the month. Recognizing the limited functionality of such a number we revised the methodology to include anything pending or sold which reflected an off-market date within the period evaluated.
- Median Sale Price / DOM – this graph changed from a dual line graph to a bar line graph which is easier to read and interpret.
- Removed – Avg. List Price WC/EXP – members reported that they found limited value in this statistic and found it difficult to explain to their clients.

The Bay East Housing Reports are based in whole or in part on data supplied by the Bay East Association of REALTORS® or its Multiple Listing Service (MLS). Neither the Association nor its MLS guarantees or is in any way responsible for its accuracy. Data maintained by the Association or its MLS may not reflect all real estate activity in the market. Due to late closings, an adjustment is necessary to record those closings posted after our reporting date. Note that statistics released each month may be revised in the future as new data is received.
Bay East MLS numbers reflect sales of homes located in Alameda, Castro Valley, Dublin, Fremont, Hayward, Livermore, Newark, Pleasanton, San Leandro, San Lorenzo, and Union City by members of any REALTOR association, not just members of Bay East.
